What it actually does

CG 20 28 adds a designated lessor of leased equipment as an additional insured, for liability arising out of the maintenance, operation, or use of the equipment leased to the named insured and shown in the schedule. Equipment-rental companies require it from contractors who rent cranes, lifts, generators, and similar gear.

The coverage is scheduled (the specific lessor and often the specific equipment are listed) and it ends when the equipment lease expires. It does not respond to liability arising out of structural alterations, new construction, or demolition performed by or for the lessor.

When you see CG 20 28 on a sub's COI, it usually reflects a rental relationship rather than your subcontract. The automatic-status equivalent is CG 20 34, which grants lessor AI status whenever a written equipment-lease agreement requires it without scheduling each lessor.
