Additional Insured — Owners Or Other Interests From Whom Land Has Been Leased
Adds a landowner as AI for liability arising out of operations on land leased to the named insured.
What it actually does
CG 20 24 adds the owner or other interest from whom land has been leased as an additional insured, for liability arising out of the ownership, maintenance, or use of that leased land by the named insured. It's used in ground leases and land-lease arrangements rather than building leases.
As with CG 20 11, coverage is narrow and tied to the scheduled land: it excludes liability arising out of structural alterations, new construction, or demolition operations performed by or for the additional insured. The form ends coverage when the lease expires.
In COI review you'll see CG 20 24 where a contractor leases land for laydown, staging, or temporary facilities. Confirm the correct landowner entity and parcel are scheduled, and that any separate GC/owner subcontract AI requirement is independently satisfied.
Verification checklist
- 01Confirm the schedule names the correct landowner and the leased parcel.
- 02Verify the policy period covers the land-lease term.
- 03Understand the exclusions for alterations, new construction, and demolition.
- 04Check that any separate subcontract AI requirement is met by the operations forms.
Common mistakes
- ·Confusing CG 20 24 (leased land) with CG 20 11 (leased premises/building).
- ·Expecting it to cover construction operations on the leased land.
