Additional Insured — Managers Or Lessors Of Premises
Adds a landlord/property manager as AI for liability arising out of the leased premises.
What it actually does
CG 20 11 adds a designated manager or lessor of premises (a landlord or property manager) as an additional insured under the tenant's CGL, but only for liability arising out of the ownership, maintenance, or use of the specific leased premises shown in the schedule.
It is the form a landlord requires in a commercial lease, not the form a GC requires in a subcontract — though contractors who lease yards, offices, or storage space encounter it. Coverage is narrow: it does not extend to liability arising out of structural alterations, new construction, or demolition operations performed by or for the manager or lessor, and it's tied to the scheduled premises.
When verifying it, the questions are whether the correct premises and the correct landlord entity are scheduled, and whether the lease's insurance requirements (limits, waiver) are otherwise met.
Verification checklist
- 01Confirm the schedule lists the correct premises address and the correct lessor/manager entity.
- 02Verify the CGL limits meet the lease requirements.
- 03Check for any required waiver of subrogation in favor of the landlord (CG 24 04).
- 04Confirm the policy period covers the lease term.
Common mistakes
- ·Expecting CG 20 11 to cover construction or alteration work — those operations are excluded.
- ·Scheduling the wrong premises or an outdated landlord entity name.
Frequently asked questions
Who uses CG 20 11?
Landlords and property managers require it from tenants so they're additional insureds for liability arising out of the leased premises.
Does CG 20 11 cover construction work?
No. It specifically excludes liability arising out of structural alterations, new construction, and demolition performed by or for the manager or lessor.
Is CG 20 11 the right form for a subcontract?
Usually not — for subcontract work the owners/lessees/contractors forms (CG 20 10 / 20 37 / 20 38) apply. CG 20 11 is a premises-lease form.
