What it actually does

CG 21 67 excludes coverage for bodily injury, property damage, and personal/advertising injury arising out of the actual, alleged, or threatened inhalation of, ingestion of, contact with, exposure to, existence of, or presence of any "fungi" or bacteria — including mold — and any related costs of testing, remediation, or abatement.

This "mold exclusion" is widespread on modern CGLs. For most trades it's routine, but for water-damage restoration, mold remediation, demolition, roofing, plumbing, and any work that can create moisture conditions, it's a meaningful gap. Those subs need either a buy-back of mold coverage or a separate pollution/environmental policy that includes fungi and bacteria.

When verifying COIs from moisture- or remediation-exposed trades, confirm whether CG 21 67 is attached and whether the sub carries coverage that fills the mold gap; otherwise a mold claim from their work falls back on you.
